A.) CONSTRUCTION LOANS MADE QUICK AND EASY,

100% Cost of Construction COVERED/ Financed for Borrowers who wish to construct their Home.

1. If you already own the lot/land, the Loan will cover the total Construction Costs. All you need after this, is a realistic Construction Budget.
2. If you do not own a lot, I will help you get the Loan to buy the Lot. With a 35 % Down payment you get you a Loan to buy a Lot, along with a Construction Loan to cover 100% of the Construction Costs.

B.) CONVENIENT PROGRESSIVE DRAWS TO BUILD.
MODUS OPERANDI - Money for the 3 or 4 Stages of Construction.

a. ) You need only to complete the First Stage of Construction (up to Foundation ) from your own funds; this Stage is called "Initial Building Costs" which makes up approximately the first 30%-35 of Construction costs.

You have to pay for these initial costs yourself ( some people use Suppliers 90 Day Credit). You recover whatever you have spent, at the first Draw after you have completed the foundation Stage.

You use these funds to continue work on the next stage of construction; which also ends with a 2nd Draw of funds from Lender. (now you will have got back about 66% of the Construction Costs. and so on to Lock-up Stage. Once you reach completion stage 100% of your Construction costs will have been paid by Lender in these draw downs.

b. ) Once this "initial" Stage has been completed, the lender or an Appraiser will confirm the completion of this work, and the Lender will advance you the First Draw, to continue & complete the Second Stage with these Funds, and so move on to the 3rd stage to finish the project

c.) Once the Lender Appraiser has confirmed 70-75% completion, you will then receive Your 3rd Advance,or 4th Draw allowing you to complete the third or fourth Stage of Construction. This should complete the home Property to a minimum of 95% if not the whole 100%.

NOTE
There can be 3 or 4 stages of Progressive Advances depending on your requirements.
